Part 2: Booking Agreement & Sales Terms

Note: The following terms apply once an applicant ("Customer") initiates a booking for a property.

1. Property Details

  • The booking pertains to a farmhouse plot as selected by the Customer.
  • Plot size, location, and amenities are subject to final demarcation and approvals.

2. Booking Confirmation

  • Making an inquiry does not constitute a confirmed booking.
  • A booking becomes effective only upon acceptance by EFRA Farm House and receipt of the booking amount.
  • This Agreement is provisional and subject to the execution of a final Sale Deed / Government Registry Certificate.

3. Payment Terms, Taxes & Fees

  • Schedule: Payments must be made in accordance with the agreed schedule provided by EFRA Farm House. Delayed payments may attract penalties or cancellation.
  • Pricing: Prices, availability, and specifications are subject to change without notice, though confirmed bookings will be honored as agreed.

4. Possession & Development

  • Possession timelines are indicative and subject to approvals, weather conditions, and force majeure events.
  • Amenities and infrastructure development will be executed in phases.

5. Transfer & Resale

  • Transfer of booking prior to registration requires written approval from EFRA Farm House.
  • Transfer charges may apply.

6. Customer Obligations

The Customer agrees to:

  • Comply with all project rules and regulations.
  • Make timely payments.
  • Adhere to land usage and construction guidelines.

7. Termination of Agreement

EFRA Farm House may terminate the booking agreement for non-payment, misrepresentation, or violation of project policies. Refunds in such cases are governed by the Return & Cancellation Policy (Part 3 below).

Part 3: Return & Cancellation Policy

This policy governs all bookings, payments, and cancellations made with EFRA Farm House.

1. Booking Amount

A booking amount is paid to reserve a specific farmhouse plot. Confirmation is subject to receipt of payment and company approval.

2. Cancellation by Customer

  • Process: Cancellation requests must be submitted in writing via email.
  • Within 7 Days: If cancellation is requested within 7 days of booking, up to 80% of the booking amount may be refunded after administrative deductions.
  • After 7 Days: If cancellation is requested after 7 days, the booking amount may be partially refunded or forfeited, subject to project terms and expenses incurred.

3. Non-Refundable Amounts

The following amounts are strictly non-refundable:

  • Government fees
  • Registration charges
  • Legal documentation fees
  • Brokerage or channel partner commissions

4. Cancellation by Company

EFRA Farm House reserves the right to cancel a booking due to regulatory restrictions, force majeure events, or payment defaults.

  • In cases of Company cancellation (excluding customer default), the amount received (after statutory deductions, if any) will be refunded without interest.

5. Refund Timeline

Approved refunds will be processed within 30–45 working days via the original payment mode.

Part 4: General Provisions

1. Modifications to Terms

EFRA Farm House may revise these Terms at any time. The updated Terms will be posted on this page with a revised “Effective Date”. Your continued use of the Website after modifications indicates acceptance of the updated Terms.
